Concrete Buildings are Simply Better for California

When it comes to building your dream home or accessory dwelling unit (ADU), choosing the right construction method is crucial. Easton Designs and Consulting offers expertise in two innovative building techniques: TIPS Panels and ICF Construction. Here's why partnering with Easton Designs and Consulting can make your construction project a success.

While both have their benefits, there are differences between the two.

1. Energy Efficiency

  • ICF Construction: Insulated Concrete Forms (ICF) also offer superior energy efficiency to conventional building. ICF blocks are made of foam insulation that forms a hollow space filled with reinforced concrete. This combination creates a high-performance building envelope that significantly reduces energy consumption.
  • TIPS Panels: TIPS (Thermally Insulated Panel System) Panels are known for their exceptional energy efficiency. These panels consist of an insulating foam core sandwiched between a steel cage and rebar. This design minimizes thermal bridging and provides excellent insulation, reducing the need for heating and cooling.

2. Structural Strength and Durability

  • TIPS Panels: Buildings constructed with TIPS Panels are structurally superior and can withstand extreme weather conditions. The panels provide a strong, rigid structure that is less susceptible to damage from pests and moisture.
  • ICF Construction: ICF walls are incredibly strong and durable. The reinforced concrete core provides excellent resistance to natural disasters such as hurricanes and earthquakes. Additionally, ICF walls are fire-resistant and can withstand high temperatures for extended periods.

3. Faster Construction Time

  • TIPS Panels: Construction with TIPS Panels is faster compared to traditional methods. The panels are prefabricated and can be quickly assembled on-site, reducing labor costs and construction time. We can also address 5 inspections simultaneously creating a faster construction process.
  • ICF Construction: ICF blocks are easy to stack and require less skilled labor, speeding up the construction process. This method can cut months off the construction timeline, allowing you to move into your new home or ADU sooner.

4. Sustainability

  • TIPS Panels: TIPS Panels are environmentally friendly. LEED Platinum materials are used in the panels which makes for less trees being used, and the foam core requires less energy to produce than traditional insulation materials.
  • ICF Construction: ICF construction is also sustainable. The concrete used in ICF walls has a long lifespan, reducing the need for frequent repairs and replacements. Additionally, ICF buildings have a lower carbon footprint due to their energy efficiency.

5. Acoustic and Thermal Comfort

  • TIPS Panels: Homes built with TIPS Panels offer excellent thermal comfort due to their high insulation properties. The airtight construction also helps maintain indoor temperatures, reducing the need for HVAC systems.
  • ICF Construction: ICF walls provide superior acoustic insulation to conventional building, making your home quieter and more comfortable. The combination of foam insulation and concrete dampens sound, creating a peaceful living environment.

Which is the best?

We prefer using the TIPS panel system for its superior performance and all-around ease of construction. While we can use a wide array of construction methods, we've found this to be the best system out there when it comes to reliability and sustainability.

Be careful when purchasing other branded products. Most manufacturers have not tested their products for compliance in the same conditions we have.

Is TIPS the same as SIPS or GREEN BLOCK?

No it is not. Our system has been engineered with proprietary technology that consists of an insulative EPS foam core, set between steel wire welded mesh fabric. Steel truss wires connect to the mesh fabric through the EPS in a pyramidal fashion. Concrete is applied over the steel using shotcrete. This precise design provides unparalleled strength, insulation, fire resistance, and sound reduction.

Here are the specs of TIPS.

TIPS panel cross-section: EPS foam core, welded wire mesh, truss wires, and concrete

  • The pyramidal diagonal truss wire configured with the steel mesh provides a panel that is 30-50% lighter and significantly stronger than conventionally constructed tilt panel.
  • 30% more rigid compared to traditional tilt panel.
  • Fully Composite with Exterior and interior wythes as structural.
  • 4″ Expanded Polystyrene (EPS) foam core combined with a concrete shell enables superior insulation qualities, R Values ranging between R16-R30.

SUSTAINABLE BUILD MORE WITH LESS

  • Low Embodied Carbon- 1.4 lbs. per SF
  • Positive Impact on Water Usage | Carbon Footprint.
  • Reduce Roof weights by up to 40%.
  • Reduce Concrete by 30 to 50%
  • Reduce Rebar by 70 to 90%.

LESS IN COST

  • Utah State University Smash Lab validated superior structural integrity via double shear testing
  • The Tilt-up Concrete Association testing has validated the TIPS system is fully composite.
  • Reduce construction time schedule.
  • Significant material reduction | Concrete up to 60% and Rebar up to 90% (depending on panel design)
  • Labor Savings – TIPS assembly vs. conventional rebar tie-in-place and insulation install.
  • Crane cost efficiency via time and sizing.

Is TIPS Customizable?

Yes, any type of building can be made to look just as if it were built with conventional materials. Curves and radius' are not a problem!

What is the Process?

Our system provides a more durable, more environmentally friendly, and a faster, more cost effective building system with a Class-A rating. Our system creates limitless possibilities for exterior design finishes. Exterior walls are easily covered with stucco or any other traditional exterior finish. Some of the benefits include:

  • Basement and loft options available.
  • Starting at 2 hour + fire rating. We can go beyond 6 hours if needed
  • 25 year limited lifetime warranty on the structure of the home.
  • Our Design and Planning team is in-house allowing for faster plan turnaround.
  • We can hire 3rd party inspectors to expedite the building process.
  • Premium finishes.
  • Fully customizable.
  • Bypass up to 6 inspections for faster build time
